What roof maintenance does 1-800-Roofcare recommend?

Regularly scheduled roof maintenance can extend the life of your roof by several years, as well as protecting the interior of your home from water damage. 1-800-Roofcare recommends that our customers have a professional roofing contractor come out to perform maintenance on their homes at least twice a year. A typical roof maintenance routine begins with a thorough roof cleaning, if one is necessary. The roof itself is then inspected, both to determine its general condition and to find any signs of trouble. Minor repairs may be completed if possible, such as tightening an isolated loose shingle or two. More serious damage may have to be rescheduled for a time that a sufficient work crew can get out to your home.

What roofing materials are viable for my home?

There is no way to answer that question for sure without first examining your home because there are just too many factors to consider, including:

  • The Structure of Your Home. Not all roofing materials will physically work on every home. Certain roofing materials, such as ceramic tiles, are very sensitive to slope. If the slope of your roof is too great, the force of gravity may pull them down. The structural strength of your home is also important. Stone tiles and other weighty materials are simply too heavy for many roofs that weren’t designed to accommodate them and can actually cause major damage to a home over time.
  • Local Regulatory Requirements. In general, Texas has some of the most relaxed zoning and building code restrictions in the country, but there are still a number of legal requirements that must be met. Your selection of roofing material must obey whatever local laws are present in your community. Of greater concern in the Galveston area are home owners’ association rules. Many neighborhoods place limits on the roofing materials that are allowed on homes within. These rules generally dictate the type of material and its color, but may include size, shape, curvature, and any other feature.
  • Resistance to the Galveston Climate. Galveston is extremely hard on roofs. The heat of the Texas sun bakes roofs and takes years off their lives. These warm temperatures are perfect for termites and other wood-boring insects, which love to snack on wooden shingles. The high humidity combines with the heat to produce the ideal climate for algae, which can coat roofs and hasten their deterioration. Hurricanes rolling in from the Gulf of Mexico can rip a roof straight off. In general, the roofing materials that work best in Galveston are those that are the most heat and wind resistant, and those that have been treated to repel insects and algae.
  • Longevity. Every roof has a maximum usable life span, but some materials last longer than others. Because the climate in Galveston is so harsh, roofs tend to last several years less here than in more temperate areas. Despite the challenges, most modern roofs are sturdy enough to last for at least 20 years. Asphalt and wooden shingles tend to have the shortest lifespan, and rarely make it past 30 to 40 years under the best circumstances. Certain concrete and ceramic tiles can last much longer, possibly even 100 years. Some stone tiles could theoretically be used indefinitely, although they would almost certainly have to be removed periodically to perform repairs on the underlying structure.
  • Cost. Cost of roofing materials is highly variable, both between different types of materials and between different suppliers of the same type of material. In general, asphalt and wood are the cheapest roofing materials while concrete, ceramics, and stone are the most expensive.
