Can you repair the leaks in my home’s roof?

Leaks in a structure’s roof are caused by a variety of reasons. Most roof leaks can be repaired, and that is always our first choice. We want to extend the life of a roof as long as it is feasible to do so. Our roofing specialists work with a number of different roofing materials.

There are times, however, when a roof simply cannot be repaired. When the cost of repairs will exceed the cost and value of a new roof, we will always recommend to you to purchase a new roofing system.

What options do I have if you cannot repair my roof?

If your roof cannot be repaired, our roofing specialists will meet with you to discuss various options. Even though we offer many different types of roofing systems, you may be limited as to the kind of roofing available for your home due to the design of your home’s roof. For example, asphalt shingles is never a good choice for a roof with a flat or low pitch. Rolled roofing, on the other hand, is usually not a suitable choice for a steep roof. You will find other roofing materials that will offer better visual appeal. Here is a brief description of some of the roofing options that you could have:

  • Rolled Asphalt Roofing – This type of roofing system has been used for decades. It involves layering long sheets of asphalt roofing over the surface of your roof and then sealing the edges, quite often with a hot tar product. This system works well on flat roofs or roofs with a low slope. This system usually has a lower cost to install, and can be repaired quite easily by adding more sheets or more tar, depending upon the problem.
  • Asphalt Shingles – Asphalt shingles is another traditional roofing system that is the most commonly used system across the country. The shingles are attached to the roof with nails or staples. There is usually an underlayment of felt paper or a waterproof barrier put down on the roof’s surface prior to the installation of the shingles. This system is a well-priced option for roofs having the appropriate slope. The color selection is vast, and today’s shingles are coming in a variety of designs, as well. The lifespan of shingled roofs can be as long as twenty years or more.
  • Metal – Metal roofing was commonly used in more expensive homes of the 1800’S. Today’s metal roofs are usually steel, aluminum, or copper. Aluminum and steel are the most cost effective, come in a wide range of colors and designs, and can last fifty years or longer. Copper roofing is more expensive, but will last for several hundred years if properly installed.
  • Tile Roofs – Today’s tile roofs come in a variety of materials and colors. From baked clay to slate, this type of roof provides for a long lasting roof system, and gives you a wide variety of colors and options. A tile roofing system will last from thirty years to, in the case of slate, a hundred or more years. Pricing will vary based on the type of tile selected.
  • Membrane Systems – There is now a wide selection of synthetic membrane options for flat or low profile roofs. Each of the different materials has its advantages and disadvantages. The major advantage for this kind of system is that board insulation can be added to the rooftop prior to installation of the roofing material. By using a membrane system, a building owner can effectively add substantial insulating value to the roof at a relatively low costs, saving heating and air conditioning expense going forward.
