My home may need a roof replacement. What options would I have for roofing materials?

If I decide to not have a new roof now, as my roof ages, what problems may I encounter?

Each type of roof ages differently, but the end result is always the same – water entering your home! Here are some tell-tale signs that your home’s roof is nearing the point of having to be replaced.

  • Cracked tiles – As tile roofing systems age, the tiles will begin to crack and slowly break apart. These cracks can be caused by natural weak spots in the material, or, as a roof ages, it becomes more susceptible to cracking whenever people step on the tiles when they have to access the roof. Once tiles are cracked, they allow the elements to begin to wear away the protective layer beneath the tiles.
  • Missing Shingles – Asphalt shingles will begin to become more brittle, and the edges and corners are more easily broken off by strong winds. The shingles may begin to buckle and curl. Eventually the shingles will start to be pulled off the home or, at least, be pushed out of position. All of these things will break the protective barrier down and allow water ti enter your home.
  • Broken Seams – As metal roofing and rolled roofing age, the material that holds the seams together begins to wear away and not be effective in making the seal watertight. For meatl roofing, the valleys and the area where a roof may abut a wall are the area most susceptible to leaks. 

If leaks did occur, how would they affect my home?

Roof leaks can be very costly to you and very damaging to your home.

  • Interior damage – Water stains on ceilings and walls are often times the first signs of roof leaks. These stains will continue to build and expand the longer the leaks go unattended. Eventually, the sheetrock of your home could be damaged to the point of needing to be replaced.
  • Structural Damage – Wet wood attracts wood destroying insects and fungus. The combination of these two factors can lead to the framing of your home becoming weak. The longer water penetrates your home and affects the wood that makes up the framework of your home, the greater the problem will be.
  • Mold – A major concern if water was able to enter your home, would be the development of mold. Mold requires a moist environment in order to grow. When water enters your home through the roof, water will get into your home’s cavities, such as the walls. Because those locations do not receive a constant flow of air to dry out the water, the area will remain moist for a period of time, allowing mold to begin to grow. Once mold becomes established in your home, it is very difficult to get rid of and could cause health issues.
